These Terms and Conditions apply to all accommodation, services, and experiences provided by Sixty Eight North Oy, located in Levi, Finnish Lapland.

By confirming a booking, the Customer agrees to be bound by these Terms. A booking is only confirmed once full payment has been received, unless otherwise agreed in writing.

• Bookings must be made by a person over 21 years of age.
• Full payment is required to secure the reservation.
• No reservation is held without full payment.

Cancellation Policy

• 120 days or more before arrival: 30% of total booking value retained
• Less than 120 days before arrival: 100% of total booking value retained

Any change of dates is treated as a cancellation and rebooking, subject to current availability and rates.

No refunds apply for late arrival, early departure, or no-show.

All cancellations and amendments must be submitted in writing.

Sixty Eight North is a private boutique retreat in Finnish Lapland with a limited number of cabins. We do not operate as a hotel or resort and do not accommodate high-volume tourism.

Each stay is private, quiet, and intentionally limited in capacity.

We reserve the right to accept or decline bookings at our discretion.

We reserve the right to refuse a booking prior to arrival if information provided is inaccurate, incomplete, or misleading.

The Customer is responsible for all guests named in the booking.

Not permitted:

• Unregistered guests or visitors
• Subletting or transferring the booking
• Parties, events, or gatherings
• Commercial filming, content creation, or brand use without prior written approval

Quiet and respectful use of the property is required at all times.

Guests agree to follow all on-site instructions provided by staff during their stay.

Smoking of any kind is strictly prohibited indoors. We operate a zero-tolerance policy.

Any evidence of smoking, including smell, residue, or visible indicators, may result in a penalty of up to €4,000.

Assessment will be based on observable evidence and professional evaluation.

All cabins are strictly scent-free.

Not permitted inside cabins:

• Perfumes or colognes
• Essential oils
• Candles or incense
• Sprays or aerosols
• Strongly fragranced personal care products

If contamination requires deep cleaning, ozone or alternative treatment, textile replacement, or results in loss of occupancy, a penalty of up to €4,000 may apply.

Cabins are not equipped for cooking.

Strictly prohibited:

• Cooking appliances of any kind
• Heating food inside cabins
• Candles or open flames

Fireplaces must be used responsibly and only as instructed. Any misuse resulting in damage, smoke contamination, or fire risk will be charged.

The Customer is fully liable for:

• Damage to the cabin or property
• Stains, spills, or breakages
• Excessive cleaning requirements
• Missing or removed items

Charges may include repair or replacement costs, professional cleaning fees, and loss of income due to downtime.

Lost property will be held for a limited period following departure. While we will make reasonable efforts to assist in recovery, Sixty Eight North is not responsible for items left behind. Any shipping, handling, or associated costs are the responsibility of the guest.

All prices are in Euros (€) and include VAT unless stated otherwise.

A security deposit of €1,500 may be pre-authorised prior to arrival.

The deposit will be released within a reasonable period after departure, subject to inspection of the property.

We reserve the right to:

• Charge for damages or policy breaches after departure
• Recover costs exceeding the initial payment or deposit

Charges for damages or breaches may be applied after departure within a reasonable timeframe following inspection.

Use of the sauna and hot tub is at the guest’s own risk.

Guests must:

• Follow all instructions
• Remain adequately hydrated
• Supervise children at all times

Not permitted:

• Glass in or near the hot tub
• Tampering with equipment or controls

Use under the influence of alcohol is strongly discouraged and done at the guest’s own risk.

Guests should avoid use if pregnant (without medical advice), if suffering from heart conditions, or if feeling unwell.

Guests are responsible for their own vehicles, whether rented or privately owned.

Sixty Eight North accepts no liability for damage, theft, accidents, or incidents involving vehicles on or near the property, including those caused by weather conditions, wildlife, or other external factors.

Guests acknowledge that:

• Northern Lights are a natural phenomenon and cannot be guaranteed
• Weather conditions change rapidly
• Snow levels vary
• Wildlife sightings are unpredictable

Due to the remote Arctic environment, occasional interruptions to utilities such as electricity, water, heating, or internet may occur.

No compensation is provided for natural conditions or environmental factors outside our control.

Guests are responsible for their travel arrangements and arrival timing.

Airport transfers must be requested at the time of booking or no later than 14 days prior to arrival. After this point, we may not be able to accommodate transfer requests due to scheduling limitations.

Guests must inform us of any delays as soon as possible.

We are not liable for flight delays, airport closures, road conditions, or transport disruptions.

Temporary interruptions to services, access, or utilities caused by factors outside our control do not entitle guests to refunds or compensation.

Guests must not feed animals, dispose of waste outdoors, or use the surrounding environment in place of indoor facilities.

Guests must not behave in any way that disturbs the natural environment or surrounding property.

Environmental damage may result in penalties.

All equipment must be returned in reasonable condition.

Lost or damaged items will be charged at replacement or repair cost.

We reserve the right to terminate a stay without refund if rules are breached, safety is compromised, or behaviour is disruptive.

The property is private.

Not permitted without approval:

• Professional photography or filming
• Drone use
• Commercial or influencer content

We are not liable for third-party providers, including transport or activities, to the extent permitted by law.

Claims must be addressed directly with the provider.

We are not liable for failure or delay due to events beyond our control, including but not limited to:

• War or threat of war
• Airport closures or flight cancellations
• Government restrictions
• Pandemics
• Extreme weather
• Transport disruptions

The availability of alternative travel routes does not constitute inability to travel.

Force majeure does not entitle guests to refunds, compensation, or rebooking unless explicitly stated.

Guests must rely on their travel insurance for any financial recovery.

Guests may be required to provide verifiable and official documentation to support any claim related to force majeure, including government notices, transport cancellations, or medical certification. Failure to provide sufficient proof will result in the booking being treated under the standard cancellation policy.

Guests are required to hold comprehensive travel insurance prior to arrival, covering trip cancellations, medical emergencies, activities and adventure sports, and travel disruptions.

Sixty Eight North accepts no liability for losses that would otherwise be covered by appropriate travel insurance.

All activities are subject to conditions.

Failure to follow instructions may result in removal without refund.

Check-in is from 15:00.

Check-out is at 11:00.

Times will be confirmed prior to arrival. Guests must arrive within the agreed window and inform us promptly of any delays. Late check-out may result in additional charges.

The lead guest must be over 21.

Children are welcome for exclusive (full property) bookings and must be supervised at all times.

Pets are not permitted.

Guests must disclose medical conditions prior to arrival and before participating in any activity.

Failure to disclose may result in restricted access or termination of stay where safety is concerned.

Issues must be reported during the stay so that we have the opportunity to resolve them.

We reserve the right to remedy any issue within a reasonable timeframe before any compensation or refund is considered.

Complaints submitted after departure may not be accepted.

We reserve the right to access cabins during a stay for maintenance, safety, or essential servicing where required.

To the fullest extent permitted by Finnish law, liability shall not exceed the value of the booking.

Nothing limits liability for personal injury caused by negligence or gross negligence.

If we cancel or are unable to deliver the booked accommodation due to circumstances within our control, we will offer either:

• A suitable alternative accommodation of comparable standard, or
• A full refund of amounts paid

We reserve the right to relocate guests to a comparable accommodation if required due to circumstances affecting the property.

No further compensation will be payable.

Chargebacks or payment disputes raised without prior written communication may be formally contested and pursued.

These Terms are provided in English. In the event of any translation, the English version shall prevail.

These Terms are governed by Finnish law.

If a dispute cannot be resolved directly, consumer customers may refer the matter to the Finnish Consumer Disputes Board (www.kuluttajariita.fi) or the EU Online Dispute Resolution platform.

Sixty Eight North is a private, quiet, non-mass-tourism retreat in Finnish Lapland.

By confirming a booking, guests acknowledge the nature of the Arctic environment, the limitations of the setting, and the importance of respecting the space and the experience of all guests.
